The Capital Planning Manager is tasked with implementing the day to day Capital Planning process, procedures, tools, and technology. This will include gathering and refining project submissions, updating the Capital Plan Tool, aligning stakeholders, supporting project identification & development, and reporting. Project types vary significantly including, interior finish outs, furniture, fire and life safety, infrastructure and equipment, and site construction. Initially the projects are conceptual and therefore, may have little to no supporting documentation. An ability to work through the project needs and impacts is essential. In addition, a deep understanding of financial analysis, cost estimating, general project management knowledge, overall data quality and reporting and presentation skills are critical for success.

Position Summary:
Manage the annual Capital Planning process working collaboratively with all stakeholders on the development of and recommendations for a multi-year capital plan

Ensure the review of business need/justification, scope, budget, and risks for capital plan project submissions

Support the development and recommendations of cost estimates for projects to be included in multi-year capital plan

Review capital plan for bundling opportunities and efficiency gains

Conduct quarterly meetings with client stakeholders to review actual and remaining forecasted spend, validate and document capital plan changes, and confirm any changes to overall annual capital plan strategy

Submit quarterly capital plan forecast update to client stakeholders

Ensure data integrity and accuracy of data in the Capital Planning Tool and other critical systems and dashboards.

Lead the project governance process regarding the capital plan and financial forecast

Provide superior client service through objective recommendations

Build rapport with client functional areas and ensure overall goals of the capital plan are fully understood

Support our regional team leads and PMO managers as needed to drive success with our Key Performance Indicators (KPI's)


Qualifications:
Bachelor's degree from an accredited institution in Accounting, Business, Architecture,

Engineering, or Construction Management strongly preferred

5-7 years of project management, construction or capital planning experience

Strong interpersonal skills with an ability to interact with executive level external and internal clients

Strong understanding of real estate asset management

Highly organized with strong analytical skills

Very strong report writing and presentation skills

Data Mining for key information, key topics and analytics

Ability to ask "the right questions" to identify full scope and risks of a conceptual project

Broad background of project management cost estimating and milestone schedules
